After completing a successful auction campaign for our recent vendor David Miles, we sat down with him to get a more in depth understanding on how he crossed paths with our Sales Agent Ryan Stapleton and what the experience was that he received.
“Absolutely exceeded our expectations” were the words that came out of vendor Dave’s mouth moments after the auction of 6 Miller Crescent Parafield Gardens.
David Miles, vendor of 6 Miller St Parafield Gardens is a resident of Canberra and had joint ownership of the property with his brother who currently lives in the US.
Due to not having current knowledge of the local market, naturally they were nervous and admitted they were not sure how they were going to tackle finding an agent to sell the home.
They began by doing some research online and reviewing the current trends and agents who were performing well in the local area.
Dave and his partner flew to Adelaide when interviewing the agents they had short listed with Ryan Stapleton being one of them.
In their initial meeting with Ryan, Dave admitted he immediately felt at ease with Ryan’s processes and loved how natural and down to earth he was and this was a key factor in the decision made in choosing Ryan as their agent.

When asked about their campaign and Ryan’s assistance throughout, Dave mentioned it had been nothing but smooth sailing.

Come the successful auction day 60 buyers and neighbours attended with 18 registered bidders and 35 live bids across the event. Towards the end of the auction we had auctioneer Brenton Ilicic taking $1 bids as potential buyers picked their pockets in an effort to secure the home.
The property sold for $273,102 on the fall of the hammer. With Brenton Ilicic congratulating Dave and Ryan at the end of the auction, he was shocked to find out that the vendor and agent had only met prior to putting the house on the market.
“On auction day I was observing the dynamic between the two of them and I honestly thought they had known each other for years” “When you have that level of trust and transparency between agent and owner, this kind of relationship really helps fuel a great result on auction day.”
Auctioneer Brenton Ilicic made comment indicating where Adelaide’s market is heading and was pleased with the outcome of his most recent auctions, stating that even when calling auctions in Melbourne during its highest peak he would only see a handful of properties sell for over 30% above reserve price and this is a great sign for Adelaide’s future market.
